Home Reports came into effect for all homes put up for sale in Scotland from 1st December 2008. The standard Home Report contains a single survey, a property questionnaire and an energy performance certificate.& Home Reports Direct, an independent Home Report Provider, can also provide the Home Report for FREE* - No Sale No Fee. This gives the seller the protection should their property fail to sell within the designated marketing period or if the seller is made redundant, becomes critically ill or dies.
We still offer a deferred payment scheme but this does not provide the back-up given by the No Sale No Fee policy should the property fail to sell or the unforeseen happens. We also provide a variety of insurance products to protect the consumer. Cheap Home Report solutions will not be able to provide you with a FREE*, no upfront fee Home Report, the level of service or quality, deferred payment solutions or consumer protection we can deliver. *Payment for the Home Report is due when your home sells within the 12 month period or if you withdraw your property from the market within the 12 month period, whichever is soonest. You do not pay for your Home Report if you fail to sell your home in 12 months, or in the event of critical illness or death, or are on jury duty for 30 consecutive days and have to remove your property from market for these reasons.
